
Exclusive relationship with manufacturers maximizes quality, minimizes time to market; Bradenton to See 45 townhomes
St. Petersburg, FL [January 25, 2007] PDC Modular Home Consultants today unveiled their solution for establishing affordable housing across the state of Florida.
Modular describes a process whereby pieces of a home are constructed at a factory and then assembled at the development site. The process is 30 percent less expensive and two to five times faster than traditional home building due in part to a streamlined process that doesn’t require architects or subcontractors.
“A winning combination of price, quick turnaround, quality and demand for affordable housing makes our modular model an attractive solution in the current market,” said PDC managing director Nick Pavonetti. “However, I caution skeptics against comparing modular to manufactured as the two could not be any more different.”
Unlike manufactured, commonly known as trailers, modular housing is attached to a foundation and capable of withstanding wind loads of 130 to 175 MPH. They are Green ready, Energy Star rated and qualify for up to 40% in insurance discounts from Citizens.
Establishing an exclusive relationship with modular manufacturers has enabled PDC to even further streamline the process and create rigid quality controls, according to Pavonetti. “Our arrangement allows us to be compensated by the manufacturer, not the developer. Therefore, the finished product has a direct reflect on our reputation and we have a vested interest in the quality and process.”
In December, PDC received the green light from the Bradenton Downtown Development Authority to erect 45 two to three bedroom townhomes of 1,200 to 1, 500 square feet.

The founding members of PDC have over 75 years combined experience in residential development and related fields. Nick Pavonetti has served as the development manager for over 700 residential units, headed three successful residential public and private partnerships and has an MBA in Finance from Northwestern University. Karen Miller has authored over 100 grants, studies and articles on housing, energy and technology. She holds a doctorate of Philosophy in Housing.

We are a for profit builder that has created an Affordable Workforce Housing Initiative based on site built homes. It would seem to make much more sense to plug modular housing into that equation. Please have contact us to discuss the possibility of modifying our business plan to utilize PCA modular homes instead of site built homes in our plan.
